The Caretaker is responsible for cleaning and maintaining the hallways, laundry/boiler rooms, cleaning vacant units, and other common space of the apartment complex. They are also responsible for maintaining curb appeal. The Caretaker will handle minor repairs. Vacuums hallways 3 times a week or as needed
Keeps laundry rooms and common areas clean and neat, wipes down machines, semi-annually moves machines and cleans floor, daily
Checks mechanical rooms daily, keeps clear of any chemicals
Inspects all common and exterior lighting, replaces bulbs as needed
Keeps all common area windows clean daily
Clean all woodwork weekly
Walk buildings in the am and pm to check for any maintenance issues.
Maintaining of grounds * Sweep steps and sidewalks during the spring, summer and fall.
Keeps sidewalks and steps clear of debris
Maintain excellent curb appeal
Pick up trash laying around the yard, parking lot, park and dumpster area
Empty all garbage cans in your area
Make sure all personal items that belong to tenant are placed in the correct spot such as bikes and toys.
Inform office staff of any damages to the building or property, walk the outside and make note of blinds that need to be removed.
Enter all vacant units weekly to flush the toilet, check for water leaks and vacuum and make sure heat is working in the winter.
Salt the steps and sidewalk in the winter
Caretaker team will work with the property manager in regards to special projects such as handing out memos and reporting anything that is out of normal
Complete repairs * Makes minor repairs
Plunging toilets
Replacing batteries
Prepares vacant units * Completes check-out form within 5 days of the end of tenancy. Estimate time of cleaning and items that need repair or replacement. A cleaning list will be provided.
