As a Junior Land Acquisition Analyst, you will gain experience in the land acquisition process of new Shea Homes communities, with a primary focus on supporting the Land Acquisition Team in coordinating, sourcing and analyzing suitable land positions in strategic growth markets. This opportunity will provide exposure to a variety of stages in the land acquisition process such as initial site selection, Due Diligence/Feasibility coordination, financial underwriting and the related professional services. You will also be exposed to, and asked to support our Community Development department, which works alongside the Acquisition Team. The position will prepare pro-forma tools & project pro-formals, monthly reporting to the Shea corporate office, preliminary analysis on land packages, coordinate & manage entitlement processes with cities & counties, data warehousing acquisition information and organization and other related activities.Essential Duties and Responsibilities· Assist in analyzing prospect projectso Financial returnso Investment requirementso Competitive position in relation to Shea Homes Carolina division resources/strategyo Development Suitability· Assist in preparing pro-formas for potential projects· Assist in populating initial competitive analysis which includes pricing, supply, and demand for potential projects· Assist in Due-Diligence & Feasibility Processes, including:o Coordinate Entitlement process & schedule with Municipalitieso Manage Entitlement & Feasibility document warehousingo Contract Feasibility Consultantso Managing & execute billing for all consultantso Maintain critical calendar dates during feasibilityo Assist in reviewing land development assumptionso Assist in reviewing house construction assumptionso Assist in reviewing sales assumptionso Assist in reviewing overhead assumptions· Assist in preparing project reporting, presentation, and request requirementso Transaction Summarieso Land Committee Presentationso Wire Requestso Prepare other accounting related activitieso Assist in the transition of acquired projects to the operational team· Manage Data Warehousing and Packageso Convert packages to PDF format and establish electronic library of packageso Convert key due diligence documents and contract information to PDF format and establish electronic storage system for all projects at LOI stage and beyond· Assist in Forward Planning activities related to entitlements of opportunities· Assist and prepare other special projects and assignments as necessary· Using GIS platforms to prospect possible locations and parcel for development and homebuilding acquisition opportunitiesKnowledge/Experience· Bachelor’s degree required· Finance and metric expertise a plus· Significant excel experience/skills with the ability and desire to learn new modeling tools· Thorough knowledge of PowerPoint and Adobe Acrobat Writer, ability to create presentations· Experience with industry market research platform a plusSkills/Abilities· Excellent time management, organizational and follow-up skills· Ability to manage competing priorities and assignments· Flexibility and adaptability to rapid change· Has drive, takes the initiative and is a self-starter· Excellent written and verbal communications skills· Ability to establish and maintain relationships and network· Travel may be required as new projects are being analyzed· Duties expected to be performed in the Division Office (minimal remote work opportunities)Professional Performance StandardsResponsible and accountable for executing the specific responsibilities listed above in complete conformance with goals, expectations and schedule commitments of the Division.Physical Demand/Work EnvironmentThe physical demands and work environment characteristics described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.
